We are currently looking for an Associate Director with large scale institutional and/or commercial renovation project experience to join our New York team. In this role, you will be a member of our rapidly growing Program & Project Management team concentrating on institutional projects. This client-facing role is a great opportunity to work on a range of projects, to oversee a team of project managers and cost managers, and to drive excellence in project delivery.

RESPONSIBILITIES:

  • Develop and execute strategic plans and program initiatives that align with the owner's goals and needs, ensuring project success from inception to completion.

  • Act as Owner’s Advisor with primary responsibility for all phases of project.

  • Manage the overall planning, design, and construction process, orchestrating all activities and guiding the project team to meet established objectives.

  • Guide clients through the complexities of design and construction, focusing on incorporating ownership priorities into design, construction logistics, sequencing, and management of architecture and engineering teams.

  • Lead coordination with architects, contractors, and other key stakeholders to achieve project objectives, proactively resolving any issues that arise.

  • Oversee all contract-related elements, including negotiation, drafting, and execution, ensuring alignment with project goals and ownership requirements.

  • Manage overall project budgets and schedules, providing regular updates and reports to the project team and clients, ensuring alignment with project timelines and financial goals.

  • Drive the proposal solicitation, review, leveling, and analysis process, presenting recommendations to the client. Lead the selection process for consultants and vendors, including RFQ/RFP preparation, firm and team evaluation, and negotiating optimal business terms.

QUALIFICATIONS:

  • A BS in Engineering, Construction Management, Architecture, or a related field is highly preferred; equivalent experience will also be considered.

  • Minimum of 10 years of construction project management experience, preferably with large-scale institutional and/or commercial renovation projects. Academic and educational project experience preferred.

  • Proven experience in leading and managing teams of project managers and cost managers, fostering a collaborative and high-performing environment.

  • Outstanding verbal and written communication skills, with the ability to convey complex information clearly and persuasively to clients, stakeholders, and team members at all levels.

  • Strong knowledge and understanding of construction methods, materials, sequences, and architectural/construction drawings and specifications. Experience with cost estimating, construction management, and scheduling tools.

  • Demonstrated business acumen with a robust professional network that supports the strategic growth of our firm.

  • Experience working directly with institutional leaders, board members, faculty, and other stakeholders, displaying a client-first mentality and the ability to build lasting relationships.

  • Excellent analytical abilities with a track record of success in managing complex projects, meeting deadlines, and performing effectively under pressure.

  • Strong leadership skills with the ability to inspire, mentor, and motivate teams, earn respect and trust, effectively delegate tasks and setting clear expectations, and accept feedback constructively.

  • Technical Proficiency: Proficiency in Microsoft Office, including Microsoft Project, and familiarity with MEP systems is a plus.
